Examples of when permits are needed:
- Any and all new construction.
- Windows, a permit is always required when installing or replacing windows.
- Accessory structures (storage shed, gazebo, kennel, carport, boathouse, etc.) larger than 120 square feet.
- Swimming pools when they have the capability to hold 5,000 gallons or more. A fence of at least five feet must also be constructed around the pool.
- Garage additions.
- Home additions.
- Deck additions or replacements.
- Addition to roof overhang or over a deck.
- Sun porch.
- Sky Lites.
- Installing a larger door than the existing door, i.e. a patio door, front door with a side light, larger garage door, or adding windows.
- Replacing shingles.
- Siding your home, unless you are only replacing a portion for maintenance purposes.
- Parking pad, if the footings are four feet or more in depth.
- Retaining wall if it is four feet or taller in any area.
- If you add a bedroom in the basement, you are required by State Law to install an egress window in the bedroom. Your homeowner’s insurance may also require it.
- Replacing a hard surfaced driveway, walkway, or garage floor
Examples of when permits are not needed:
- If you are siding your entire home, a permit is required. If you are only replacing a portion of the siding for maintenance purposes, you do not need a permit.
- Stairs/steps of 3 risers or less.
- Painting, floor coverings, or wallpaper.
- Awnings or shutters.
Permit FAQ’s
- Do all storage sheds require a permit?
If the storage shed is larger than 120 square feet a permit is required. It does not matter if the accessory building is on a cement slab or not, if it is larger than 120 sq. ft., you must obtain a permit. You may only have one of each of the following on one property: private garage or carport, boathouse, kennel, storage shed, or gazebo. The same stipulations for storage sheds apply to any of the above accessory structures.
- When does a pool require a permit?
If the pool has the capability to hold up to 5,000 gallons, a permit is required. A fence of at least six feet must also be constructed around the pool.
- Are permits required for hot tubs?
No, a permit is not required for a hot tub, however, if it constructed into a structure with a base covering over 120 square feet, it would be necessary to obtain a permit.
- Do you need a permit for windows even if they are the same size as the ones being replaced?
Yes. A permit is always required when installing or replacing windows.
- If I am re-shingling my home, do I need to obtain a permit?
Yes, permits are now required for shingling.
- And what about siding?
If you are siding your entire home, a permit is required. If you are only replacing a portion of the siding for maintenance purposes, you do not need a permit.
- If I am building a retaining wall, when does it become necessary to obtain a permit?
If the retaining wall will be four feet or taller in any area, a permit is required.
- If a parking pad is going to be constructed, will I need a permit?
