New Residential Construction Checklist
1. Legal description and tax parcel number. This information is contained on the tax statement for the property.
2. Site address, for new construction contact the City of Cold Spring at 685-3653.
3. Restrictive covenant compliance. Enforced by the Property Owners’ Association and recorded on the deed.
4. A site plan indicating the following:
a. Location of existing and/or proposed buildings.
b. Distance to all lot lines, easements, utilities, right-of-ways and driveway/parking. Floodplain elevation when required.
c. Set-backs are as follows:
i. Front yard must be 25’ (Cul-de-sac & North Pointe 25’to 40’)
ii. Side yards must be a minimum of 10’, on a corner lot the side facing the road must also have a 25’ set-back
iii. Rear setbacks must be a minimum of 25% of the lot depth.
d. Verification of improvements on adjacent properties.
5. A set of plans/specifications indicating the following:
a. Footing/foundation.
b. Floor plan of all levels.
c. Wall sections.
d. Elevations/slopes/retaining walls.
e. Truss specifications.
f. A completed Minnesota Energy Code Calculation.
6. Retail value of project excluding land. Sewer system permits if in merger area.
7. General contractor’s name, state license number and phone number.
8. Subcontractor’s name and phone number for plumbing, mechanical, electrical and water/sewer installer. A separate permit application is required for plumbing and mechanical installations and may be obtained by contacting the Building Inspector’s office at 685-3801 or 224-2907. 9. Erosion Control (silt fencing) required on all new construction.
10. Name and address of architect/engineer/designer.
11. Check or money order made payable to the City of Cold Spring.
